The Free First-Time Buyer Checklist
One step at a time, from your first questions to your first days at home.
Step 1. Know where you stand
- Check your credit reports.
- List your monthly income and debts.
- Decide what monthly payment feels comfortable for you.
- List what you want in a home: separate must-haves from nice-to-haves.
- Pick your target areas: Spring, Conroe, Magnolia, Tomball, The Woodlands, Humble and New Caney.
Step 2. Get pre-approved
- Gather recent pay stubs, W-2s or tax returns, bank statements, ID and rental history.
- Talk to a lender about your situation and the pre-approval process. Approval is not guaranteed.
- Ask about down payment and closing cost assistance you may qualify for.
- Avoid new debt or big purchases before closing.
Step 3. Shop smart
- Tour homes with a buyer’s agent.
- For new construction, ask what incentives are offered and what conditions apply.
- Ask what is included in the base price.
- Ask which lender the builder prefers and what using that lender requires.
- Ask about expected completion dates.
- Ask about HOA fees and rules, and MUD district taxes that may apply.
- Ask for warranty details, including what is covered and for how long.
- Bring your own agent to the model home on your first visit.
Step 4. Make an offer and protect yourself
- Understand earnest money and when it may or may not be refundable under your contract.
- Order an independent inspection, even on new construction.
- Review the contract timelines and important deadlines with your agent.
- Get homeowners insurance quotes.
Step 5. Close
- Complete your final walkthrough.
- Review and understand your closing costs before signing.
- Confirm utilities are ready for your move.
- Keep copies of all your documents.
Step 6. After you move in
- Set a maintenance calendar for your home.
- Save your warranty information where you can find it.
- Check with your county appraisal district about a homestead exemption, eligibility and application requirements.
